What Are the Benefits of Obtaining a Golden Visa Residence Permit in Greece?
- The Golden Visa permits registration of the investor in the Schengen Area central system, allowing free travel within Europe.
- It allows the investor to reside permanently in Greece, and grants access to free public education for their children.
- After maintaining residence for seven years, investors may become eligible to apply for Greek citizenship.
- The investor may rent out the property and generate income.
- Actual residence in Greece is optional. Absence from the country for any reason does not hinder renewal of the permit.
Duration of the Golden Visa
- The Golden Visa is valid for five (5) years.
- It may be renewed indefinitely, in five-year increments, as long as the qualifying property remains in the ownership of the investor.
- Resale of the property used to obtain the Golden Visa results in revocation of the permit for the seller.
Can Family Members Be Included in the Greece Residence by Investment Application?
Yes. Investors holding a Golden Visa may include family members, who are granted individual residence permits upon a separate application. These permits expire simultaneously with the investor’s permit.
Eligible family members include:
- The spouse or a partner in a civil partnership (cohabitation agreement) with the investor
- The unmarried children of either spouse/partner, under 21 years of age
- The direct ascendants (parents) of the investor or the spouse/partner
What Is the Minimum Investment Required for the Greece Golden Visa Program?
The minimum investment starts at EUR 250,000, depending on the type and location of the property.
Specifically:
• In general:
- A minimum of EUR 400,000 applies to property purchases throughout Greece.
- In designated high-demand zones (e.g. Athens, Piraeus, Thessaloniki, Mykonos, and other islands), the minimum rises to EUR 800,000.
- The investment must be in a single property of at least 120 sq.m., which cannot be used for short-term leasing.
• Exceptions (minimum EUR 250,000):
This lower threshold applies when:
(a) The property undergoes conversion from commercial (e.g. industrial, office, etc.) to residential use
Conditions:
- The investment must involve a single property, regardless of its size or location.
- The conversion must take place after April 1, 2024, and be completed prior to the submission of the Golden Visa application.
or
(b) The investment is made in a listed building.
How Long Does It Take to Process an Application?
Processing times for Golden Visa applications may vary, but within approximately 3-6 weeks from applying, the applicant is granted a Certificate of Electronic Submission of a First Residence Permit Application (also known as the “White Certification”). This certificate serves as a temporary permit, allowing the applicant to enter and stay in Greece for as long as needed during the processing period.
Procedure for applying
Once the contract of purchase has been signed and the price has been fully paid off we can proceed to applying.
Within approximately 2-3 months from applying a visit to Greece is required to provide fingerprints (of all applicants) and photos.
Within 3-6 week from applying a white certification is issued. The white certification certifies that the holder has submitted an application for a first residence permit which gives him/her right to enter and reside legally in Greece. This certificate is automatically invalidated if a decision to grant a residence permit or a decision to reject the application is issued. The holder of this Certificate must carry and display it together with his passport.
